Short answer

What is different about building a deck in Nashville
- In Nashville, a new or replacement deck needs a permit. So does replacing more than 100 square feet of deck boards or any footings or framing. Tearing a deck down without replacing it does not. (Nashville: Add a Deck or Patio)
- Uncovered decks can use a reduced 10 foot rear setback but must meet the full side setback. Covered decks must meet full rear and side setbacks, and no deck can go over platted setbacks, utility easements or a corner lot's side street setback. (Nashville: Add a Deck or Patio)
- An owner who lives in (or will live in) the house can get the building permit for a deck. If the home is owned by an LLC or trust, or is a rental, a self-permit is limited to work under $25,000. The application needs a site plan with distances to property lines, structures and easements. (Nashville: Add a Deck or Patio)
- Metro asks you to contact Tennessee 811 at least three working days before digging, and recommends checking with Metro Stormwater whenever the footprint on a parcel grows. (Nashville: Add a Deck or Patio)

Climate and materials in Nashville
Middle Tennessee has mild winters with some freezes and hot, humid summers with heavy rain at times. Wood decks here fight moisture, mildew and insects more than deep frost. Composite and PVC trade a higher upfront cost for less cleaning and refinishing.
Lots, slopes and deck height
Nashville is hilly in many neighborhoods, and sloped lots often put the back door well above the yard, which moves a deck into the "Raised" or "Walkout or second story" level. In parts of Middle Tennessee, rock sits close to the surface, which can make footing holes slower to dig. A builder prices that after seeing the site.
When to plan
Zoning review, a checklist of sign-offs and inspections all come before and during the build, so allow time. Starting the drawing and quotes early helps.

- Use the range to set a budget before you call builders, not as a price to hold anyone to.
- Height is the biggest lever. Measure from the ground to the door threshold where the deck will attach.
- Ask each builder whether the quote includes the permit, footings, railing, stairs and removal of any old deck, so you compare like with like.
