Short answer
Using typical national ranges from published 2026 cost guides (the same sample rates as our calculator), an installed deck runs about $28 to $55 per square foot in pressure-treated wood, $45 to $78 in composite, and $58 to $95 in PVC or premium composite, from ground level up to a walkout or second-story deck. Railing and stairs are extra.

What is different about building a deck in Kansas City
- In Kansas City, Missouri, platforms and decks not more than 30 inches above grade at any point, and not over a basement or story below, do not need a building permit (Code of Ordinances, Chapter 18, Section 18-16). (KCMO: Building Permit Exempt Work)
- Even exempt work still has to meet the Zoning and Development Code and the Building and Rehabilitation Code. Walks and patios built on existing grade are also exempt. (KCMO: Building Permit Exempt Work)
- Permit questions go to the Permits Division at City Hall, 5th floor, 414 E 12th St, (816) 513-1500 or cdpermits@kcmo.org, or the Code Questions Hotline at (816) 513-1511. (KCMO: Building Permit Exempt Work)
- The city's foundation bulletin for garages (IB 114) puts footing bottoms at least 36 inches below grade for frost protection. Ask the Permits Division what depth applies to your deck. (KCMO Information Bulletin 114 (PDF))

Climate and materials in Kansas City
Kansas City gets real winters with freeze-thaw swings, plus hot, humid summers and strong storms. Wood decks see a lot of movement between seasons, so good fasteners, flashing at the house and regular sealing matter. Composite and PVC cost more up front and need less refinishing.
Lots, slopes and deck height
The metro has plenty of rolling ground, and homes with basements on sloped lots often have a back door well above the yard. Those decks fall in the "Raised" or "Walkout or second story" height level. The metro also spans two states: Kansas-side cities such as Overland Park and Olathe have their own building departments and rules.
When to plan
Footing depth for frost protection means digging waits for workable ground. Planning in winter lets you have a budget and quotes ready for spring.

- Use the range to set a budget before you call builders, not as a price to hold anyone to.
- Height is the biggest lever. Measure from the ground to the door threshold where the deck will attach.
- Ask each builder whether the quote includes the permit, footings, railing, stairs and removal of any old deck, so you compare like with like.
